  • The Standard Purchase Process

    If you're purchasing a City-owned residential lot and paying the full purchase price without a progress draw mortgage, the process is straightforward.

    📍 Step 1: Choose Your Lot

    Select an available City-owned residential lot that meets your needs.

    ⏳ Step 2: Place a Lot on Hold

    Anyone can place a lot on hold for up to 30 days at no cost. If you need more time, you may request a second 30-day hold, also at no cost, in accordance with the City's policy.

    A lot hold gives you time to:

    • Work with your builder, designer, or architect.
    • Make sure your home plans are the right fit for the lot.
    • Ask questions about the purchase process.
    • Review the Sales Agreement with your lawyer before moving forward.

    📄 Step 3: Review the Sales Agreement

    Once you complete the Lot Hold Form, the City will prepare a draft Sales Agreement for your review.

    We recommend having your lawyer review the agreement before proceeding.

    ✍️ Step 4: Sign the Agreement and Pay Your Deposit

    When you're ready to move forward, the Sales Agreement will be sent to you through DocuSign for electronic signature.

    At the same time, you'll receive an invoice for the required 10% deposit.

    ⚖️ Step 5: Complete the Closing Process

    The remaining balance is due within 30 days.

    Your lawyer will guide you through the closing process, including transferring the title into your name and forwarding the final payment to the City.

    Once the purchase is complete, your lawyer will transfer the title into your name and you can apply for a building permit when you're ready.

    There is no deadline to begin construction after purchasing your lot. However, once the title has been transferred, you become responsible for property taxes. Vacant land is taxed at a higher rate than residential property, which is an important consideration when planning your construction timeline.

    This option allows contractors to secure a lot, begin construction, and complete their project before the full lot balance is required.

    🏗️ Contractor Purchase Terms

    • A 10% deposit is required when the Sales Agreement is signed.
    • Construction must begin within four (4) months of placing the deposit.
    • The remaining lot balance must be paid within 24 months of placing the deposit.
    • The City remains the registered owner of the lot until the lot is paid in full.
    • Once payment is complete, the title is transferred to the contractor or buyer.

    ☑️ Contractor Requirements

    To purchase a lot under the contractor purchase process, contractors must meet all three (3) of the following requirements:

    1️⃣ Have an active Saskatchewan corporate or business name;

    2️⃣ Be licensed by the City of Yorkton as a General Contractor; and

    3️⃣ Meet one (1) of the following requirements:

    • Have built at least one home in Yorkton; or
    • Have a current Yorkton Chamber of Commerce membership.

    Looking to build a show home or spec home in Yorkton? The City offers contractors the opportunity to purchase residential lots with additional time to complete construction before the final lot payment is due.

    This option allows contractors to secure a lot, begin construction, and complete their project before the full lot balance is required.
