Contractors Building a Spec Home

Looking to build a show home or spec home in Yorkton? The City offers contractors the opportunity to purchase residential lots with additional time to complete construction before the final lot payment is due.

This option allows contractors to secure a lot, begin construction, and complete their project before the full lot balance is required.

🏗️ Contractor Purchase Terms

• A 10% deposit is required when the Sales Agreement is signed.
• Construction must begin within four (4) months of placing the deposit.
• The remaining lot balance must be paid within 24 months of placing the deposit.
• The City remains the registered owner of the lot until the lot is paid in full.
• Once payment is complete, the title is transferred to the contractor or buyer.

☑️ Contractor Requirements

To purchase a lot under the contractor purchase process, contractors must meet all three (3) of the following requirements:

1️⃣ Have an active Saskatchewan corporate or business name;

2️⃣ Be licensed by the City of Yorkton as a General Contractor; and

3️⃣ Meet one (1) of the following requirements:

• Have built at least one home in Yorkton; or
• Have a current Yorkton Chamber of Commerce membership.
